Jumeirah Lake Towers (JLT) Area Guide
Jumeirah Lake Towers (JLT) is an established district of residential and office towers set around man-made lakes, across Sheikh Zayed Road from Dubai Marina. Most towers are completed, with a smaller number of new buildings on remaining plots. Homes are mainly apartments, and many towers are offices, so the district mixes living and working. It tends to suit professionals, end users and long-term landlords who want metro access and a built-up, walkable district.

Key points
- Residential and office towers around man-made lakes, across Sheikh Zayed Road from Dubai Marina.
- Mostly completed towers of different ages, with fewer plots left for new buildings.
- Dubai Metro Red Line stations on Sheikh Zayed Road serve the district.
- Offices and homes sit side by side; VAT treatment differs between commercial and residential units.

Jumeirah Lake Towers, usually called JLT, is a district of residential and office towers set in clusters around man-made lakes, across Sheikh Zayed Road from Dubai Marina. Most towers are completed, and the district is lived in and worked in every day. This guide explains what JLT is like, what you can buy there, who it tends to suit and what to check before you commit. It does not give prices or rents; for those, use the official data sources listed at the end of the page.
Character and lifestyle
JLT is a built-up district where homes and offices sit side by side. Towers are grouped into clusters, many with shops, cafes and services at the base, and walkways run around the lakes between them. Because many towers are offices, some clusters can be busier on weekdays than at weekends.
Because the district is largely built, JLT feels finished rather than under construction. Most of the choice is between existing towers of different ages, designs and standards of upkeep. A small number of plots may still see new buildings, so construction can still affect particular clusters.
The lakes and parks give the district some open space, but it is still dense. If you are buying to live in, walk around the cluster you are considering at different times of day and look at what your tower faces.
Location and connectivity
JLT sits in the south-west of the city, on the inland side of Sheikh Zayed Road, opposite Dubai Marina.
- Roads: Sheikh Zayed Road runs along one side of the district and connects it with the rest of the city in both directions.
- Metro: Dubai Metro Red Line stations on Sheikh Zayed Road serve the district.
- Neighbours: Dubai Marina and JBR are across Sheikh Zayed Road, and Dubai Harbour and Palm Jumeirah are a short drive away. Jumeirah Village Circle and Al Furjan are a drive inland.
- Walking: within the district, much of daily life is within walking distance around the lakes.
Traffic inside JLT can be slow at peak times, because many towers share a small number of internal roads and car parks. Check how your tower’s parking connects to the main roads.
Property types you will find
- Apartments from studios to large units with three or more bedrooms, in towers of different heights and ages.
- Penthouses on the upper floors of some towers.
- Offices in commercial towers, bought by businesses and investors.
Two units of the same size can differ a lot. View (lake, Marina skyline or another tower), floor, layout and building facilities all change how a unit lives and lets. Keep this in mind when you compare sale records in official data: a figure for “JLT” mixes very different towers.
Who JLT tends to suit
- Professionals who want to live near work, with metro access and walkable streets.
- End users who prefer apartment living and do not need a garden.
- Long-term landlords who want a district where the buildings and services are already in place.
- First-time buyers who want a completed home they can see before buying, rather than an off-plan unit.
It may suit families less if you want a garden, a villa or a quieter street. It may suit buyers looking specifically for off-plan less, because new launches here are fewer than in districts still being built.

Master developer and community management
We have not confirmed the master developer of JLT on an official source, so we do not name one here. Before you buy, ask the seller or developer to name the master developer and management company, check the management company in Dubai REST, and ask for the community and building documents.
Many developers have built towers in JLT, so the developer of your tower and the master developer of the community are usually different organisations. Under Dubai’s jointly owned property law, the master developer issues a Master Community Declaration, which RERA must approve, and may collect usage charges for shared facilities. Each building then has its own service charges. The same law covers those too. Owners pay annual service charges pro rata to unit area; charges need RERA approval.
What to check before buying in JLT
Freehold status
The basic rule in Dubai comes from Dubai Law No. 7 of 2006 on real property registration. UAE and GCC nationals may own property anywhere in Dubai (Article 4 of Law No. 7 of 2006); other foreigners only in designated areas. Regulation No. 3 of 2006, issued under the same law, designates areas plot by plot using official land area names, and the published text does not use the name Jumeirah Lake Towers; land has also been added by later resolutions. If you are not a UAE or GCC national, ask for the plot number of the tower and confirm with Dubai Land Department, for example at a registration trustee office, that you can register freehold title on it.
Building age and maintenance
Many JLT towers have been completed for some years. Ask for the building’s maintenance history, any planned major works, and the condition of lifts, facades and car parks. Visit the building, not just the unit.
Service charges
Service charges are set per building and approved by RERA. Look up the tower in the DLD / RERA Service Charge Index and compare it with similar towers. Our guide to service charges in Dubai explains what they cover.
Residential or commercial use
Check that the unit is registered for the use you plan. Offices are taxed as commercial property for VAT (standard rate 5%). The Federal Tax Authority’s real estate VAT guide explains how VAT applies to property. Take tax advice before you buy a commercial unit.
Off-plan projects
If you are looking at a new tower, search for it in DLD's Project Status Enquiry (Mashrooi) on the DLD website and in the Dubai REST app to see whether it is registered, its completion percentage and its escrow account. Payments for off-plan units go into a project escrow account under Dubai Law No. 8 of 2007 on escrow accounts. Our guide on how to verify a project and a broker walks through the checks. If you buy off-plan, read our overview of off-plan risks.
Off-plan carries risk
Projects can be delayed, plans can change and values can fall as well as rise. Read the agreement, check the project's registration and escrow account, and commit only what you can afford.
Risks of Buying Off-PlanHoliday home rules
Short-term letting needs official approval. A DET (formerly DTCM) licence and a holiday home permit are required. Under the permit rules, apartments and villas (in a compound or independent) can hold a permit, and the whole unit must be let rather than rooms or bed spaces. Building rules and management arrangements differ between towers. Read our guide to holiday home rules in Dubai before you plan around short-term income.
Resale units and existing tenants
Some JLT units are sold with a tenant in place. If you are buying to live in, check the tenancy end date and the notice rules. If you are buying to let, ask for the registered tenancy contract and compare the rent with the official index. Our guide to renting out your property after handover explains the landlord side.
Reading official data correctly
Sale and rent records for JLT cover many towers, floors, views and both homes and offices. Filter by building and property type, and compare like with like. Check rents in the DLD Rental Index (website, Ejari system, Dubai REST) and test returns with our rental yield calculator.
If you are still deciding between districts, our guide on how to choose an area in Dubai sets out a framework, and you can compare JLT with Dubai Marina across the road.
Where to find live prices and rents
We do not publish prices, rents or yields because they change all the time. These official sources show registered figures.

Frequently asked questions
Is JLT residential or commercial?
Both. JLT has residential towers, office towers and some mixed-use buildings, set in clusters around man-made lakes. Many residents work nearby. If you buy an apartment, check that the tower is residential and that its rules suit how you will use the unit. If you buy an office, the rules and taxes differ from those for homes.
Is VAT charged on JLT offices?
For VAT, commercial property is taxed differently from homes (standard rate 5% for commercial property), and residential property follows its own rules. Ask a tax adviser how VAT applies to your purchase and your plans for the unit before you sign, and read the Federal Tax Authority guidance.
Are there off-plan projects in JLT?
JLT is largely built, so most homes for sale are in completed towers. New projects can still appear on remaining plots. To see whether a specific project is registered, and its completion percentage and escrow account, search for it in DLD's Project Status Enquiry (Mashrooi) on the DLD website and in the Dubai REST app. Do not rely on a brochure alone.
Is JLT freehold for foreigners?
Regulation No. 3 of 2006 designates areas for non-UAE ownership plot by plot, using official land area names, and the published text does not use the name Jumeirah Lake Towers. If you are not a UAE or GCC national, ask for the plot number of the tower and confirm with Dubai Land Department that you can register freehold title on it before you pay.
