Dubai has many off-plan projects, and brochures rarely show the trade-offs. We start from your goal, budget and timeline, then compare options on the points that matter: the developer, the payment plan, the contract and the protections the law gives you.
A consultation about your goal, budget, timeline and whether you are buying to live in or to invest.
A shortlist of off-plan options across our 40+ developer partners and other developers, explained side by side.
A comparison of payment plans, handover timing and the main terms of each sale and purchase agreement.
Checks you can repeat yourself: project status, escrow details and the developer's licence on official DLD services.
Viewing support, at show homes and sites in person or by video if you are abroad.
Help with the booking steps and with registration of the sale under Dubai Law No. 13 of 2008 on the interim real estate register, as amended in 2020.
How it works
Understand your goal
We ask what you want the property to do for you, how much you plan to commit and by when, and how you would pay.
Build a shortlist
We select a small number of options that fit, and explain why each is on the list and what could count against it.
Compare and check
We compare plans, contracts and timelines, and show you where to confirm each project's status and escrow account with the Dubai Land Department.
Book with clear terms
If you decide to go ahead, we take you through the booking, the agreement and the registration steps. Payments go into the project escrow account under Dubai Law No. 8 of 2007 on escrow accounts.
What we do not do
We tell you where our role ends, so you know when to bring in a lawyer, a lender or a tax adviser.
We do not give legal advice. For a legal review of a contract, we suggest a lawyer licensed in the UAE.
We do not give tax advice in the UAE or in your home country.
We do not lend money or give lending advice. Banks decide on mortgages.
We do not promise returns, rent or resale values, and we do not show prices on this website.
How we build a shortlist
A shortlist is only useful if you can see why each option is on it. For every project we suggest, we explain how it fits your goal and budget, how the payment plan spreads your cash over time, and what the sale and purchase agreement says about handover dates, delays and changes.
We also show you how to check the basics yourself. DLD's Project Status Enquiry (Mashrooi) on the DLD website and in the Dubai REST app shows a project’s status and escrow details, and the DLD list of licensed developers confirms who you are buying from. If something does not check out, the project does not stay on the list.
No pressure to decide
We will not rush you. There are no countdowns, no claims that units are running out and no pressure to book on the day. Off-plan buying carries real risks, and we explain them before you commit. Read the risks of buying off-plan for the full picture.
No. We advise across developers. We work with 40+ developer partners, and we also advise on projects by Emaar, Sobha, Nakheel, Meraas and Aldar, which are not partners. The shortlist depends on your goal, budget and timeline, and we explain why each option is on it.
Can you help if I am outside the UAE?
Yes. Consultations take place by phone or WhatsApp, viewings can be done by video, and many steps can be completed remotely where the developer allows it. Payments go into the project escrow account, and you can follow the project in the Dubai REST app.
What happens in a consultation?
We talk about your goal, budget, timeline and how you would pay, answer your questions about the process, and explain what we would look at next. Every consultation is free, with no obligation.

Off-plan property is a home you buy from a developer before it is finished, sometimes before construction starts. In Dubai you sign a sales and purchase agreement, the developer registers the sale in the DLD interim register (Oqood), and your instalments go into the project's escrow account. At completion you pay any balance, inspect the unit, take the keys and receive the title deed.
Buying off-plan in Dubai follows ten steps, from checking the project on DLD's services to receiving your title deed. You set your goals and budget, verify the project and developer, reserve, sign the sales and purchase agreement, have the sale registered in Oqood, pay instalments into escrow, track construction, complete, and take handover. This guide explains each step and what to check.
Before your first off-plan purchase in Dubai, ask questions in seven areas: your own goals, your money, the developer, the broker, the project and community, the contract, and life after handover. Good answers come in writing and can be checked on the Dubai Land Department's official tools. This guide lists the questions that matter, explains why each one matters, and ends with a short printable list to bring to every viewing or call.
