Mortgage Calculator
How much could you borrow for a property in the UAE, and what would the monthly repayment be? This calculator applies the Central Bank loan-to-value caps to your price and buyer type, then works out the repayment from the interest rate you enter, the debt burden check and the upfront DLD mortgage costs.

An estimate, not a quote
Results are estimates based on the figures you enter and the official rules listed on this page. Actual amounts are set by the Dubai Land Department, lenders and developers. Nothing you type leaves your browser.
What you need
- The property price.
- Whether you are a UAE national or an expatriate, and whether this is your first home.
- Whether the property is ready or off-plan.
- Your down payment.
- The interest rate, as a yearly rate. This is always your own figure: from a lender’s offer, or an assumption you want to test.
- The loan term in years.
- Optional: your gross monthly income and your existing monthly loan payments.
Step 1: Find the loan-to-value cap
The Central Bank of the UAE sets the highest share of a property’s value that a lender may lend. For a first home, the cap changes at a property value of AED 5 million.
| Situation | Cap |
|---|---|
| Expatriate, first home, value up to the band | Max 80% LTV |
| Expatriate, first home, value above the band | Max 70% LTV |
| UAE national, first home, value up to the band | Max 85% LTV |
| UAE national, first home, value above the band | Max 75% LTV |
| Second and later homes | Expatriates max 60%; UAE nationals max 65% (any value) |
| Property bought off-plan, any buyer | 50% of the property value |
These are maximums. Lenders may set lower limits.
Step 2: Work out the maximum loan and minimum down payment
The maximum loan is the price multiplied by the cap. The minimum down payment is the price minus that maximum loan. If the down payment you enter is smaller than the minimum, the calculator warns you. The repayment it shows is still worked out on your own loan, the price minus your down payment, so raise the down payment to see a figure within the cap.
Example: for a price of AED 1,000,000, the maximum loan is AED 1,000,000 multiplied by the cap from step 1, and the rest of the price is your minimum down payment.
Step 3: Check the term
Two limits apply to the term:
| Limit | Rule |
|---|---|
| Loan term | Max 25 years, set by the Central Bank |
| Age at the last repayment | Set by each lender (the Central Bank sets no figure) |
If you enter a term longer than the Central Bank limit, the calculator warns you. The calculator does not check your age, so check the age limit with the lender.
Step 4: Calculate the monthly repayment
The calculator uses the standard repayment formula for a loan repaid in equal monthly instalments:
- Divide your yearly interest rate by 12 to get the monthly rate.
- Multiply the term in years by 12 to get the number of payments.
- Monthly repayment = loan × monthly rate ÷ (1 − (1 + monthly rate) raised to the power of minus the number of payments).
Total interest is the monthly repayment multiplied by the number of payments, minus the loan. Real loans may have fixed and variable periods, so treat the result as an estimate.
Step 5: Check the debt burden ratio
If you enter your income, the calculator adds the new repayment to any existing monthly loan payments you enter and divides the total by your gross monthly income. The Central Bank sets a limit on this ratio. Debt repayments can take up to 50% of gross salary and regular income. If your result is above the limit, the calculator warns you. Lenders also test whether you could afford the loan at a higher rate than the one offered, so a result close to the limit deserves caution.
Step 6: Add the upfront mortgage costs
Registering a mortgage with the Dubai Land Department costs 0.25% of the mortgage value. DLD also lists these charges for the service: AED 250 per title deed, AED 10 knowledge and AED 10 innovation fees per drawing, and a service partner fee of AED 4,000 plus VAT (AED 5,000 plus VAT for a provisional or Oqood registration). The calculator’s mortgage registration line adds the percentage of your loan and the title deed fee only. It does not include the knowledge and innovation fees or the service partner fee, so allow for those yourself. Lenders may add their own fees. If you repay early, the Central Bank caps the early settlement fee at 1% of the outstanding balance or AED 10,000, whichever is less.
What the result does not tell you
The result is an estimate built from your inputs and the published caps. It is not a loan offer and does not mean a lender will approve you. Mortgages for Off-Plan Property in the UAE
You can borrow against off-plan property in the UAE, but the Central Bank caps the loan at a lower share of the value than for ready homes, and banks release funds only as construction is confirmed. Some buyers pay the developer's plan from their own funds and take a mortgage at handover. This guide explains the limits, costs, documents and timing.

Frequently asked questions
Why does the calculator not suggest an interest rate?
Rates differ between lenders and change over time, and a default rate could look like a typical market rate. Enter the rate from a lender's offer or your own assumption, and the calculator uses only that figure.
Can I borrow up to the cap?
Not necessarily. The Central Bank caps are maximums. Each lender sets its own criteria, may offer less, and checks your income, existing debts and age at the end of the term.
Can I get a mortgage on an off-plan property?
The Central Bank cap for property bought off-plan is 50% of the property value. Many buyers pay the developer's plan during construction and look at finance near handover, when a lender may apply a different cap. Ask the lender which one it will use.
