Resale and Leasing After Handover

Once your property is ready, you may want to let it or sell it, and each path has its own rules. We explain the leasing steps, from setting a rent with official data to registering the lease, the permit needed for holiday homes, and what a sale or an assignment before handover involves.

What is included

  • Leasing support, including rent setting with the DLD Rental Index (website, Ejari system, Dubai REST).
  • Guidance on registering the lease in Ejari, DLD's system for registering tenancy contracts.
  • An explanation of the holiday home rules. A DET (formerly DTCM) licence and a holiday home permit are required.
  • Resale advice using official DLD transaction data rather than asking prices.
  • Support with assigning an off-plan unit before handover, which needs a developer NOC: A no objection certificate (NOC) from the developer is needed to resell an off-plan unit, and the developer sets its fee.

How it works

  1. Choose your path

We talk through letting long term, letting as a holiday home or selling, and what each means for your costs, time and obligations.

  2. Use official data

We look at the DLD Rental Index and registered transactions with you, so your rent or price is grounded in recorded figures.

  3. Meet the requirements

We list what each path needs, such as lease registration, a holiday home permit or the developer's NOC, and where to apply.

  4. Complete the transaction

We help you through the lease, the sale or the assignment, and point you to the official service for each registration.

What we do not do

We tell you where our role ends, so you know when to bring in a lawyer, a lender or a tax adviser.

  • We do not promise a rent, a sale price or a time to sell or let.
  • We do not operate holiday homes. Holiday home operators need their own licence.
  • We do not give legal or tax advice.

Working from official figures

Asking prices and advertised rents are not the same as what was agreed. DLD publishes registered transactions on its Real Estate Data page, and the Rental Index shows average rents by area. To compare net returns with your own numbers, use our rental yield calculator, and for the leasing steps read renting out your Dubai property.

Frequently asked questions

How is rent set in Dubai?

For a new lease, landlord and tenant agree the rent, and the DLD Rental Index (website, Ejari system, Dubai REST) shows average rents for similar units. On renewal, any increase is limited by the index. Either party who wants to change terms must give at least 90 days' notice before the lease expires.

Can I sell my off-plan unit before handover?

It may be possible. DLD says an off-plan unit can be assigned before title transfer only with a No Objection Certificate from the developer, and the developer sets the amount. Read your sales agreement for any resale terms.

Can you help if I am outside the UAE?

Yes. We can manage viewings with tenants or buyers, keep you updated by phone or WhatsApp and explain which steps you can complete online through DLD services.

Renting Out Your Dubai Property After Handover

To rent out a Dubai property after handover, make sure the unit is registered in your name and ready to live in, set the rent using the DLD Rental Index rather than asking prices, sign a written tenancy contract and register it in Ejari. On renewal, rent increases are capped by the Rental Index, and changes need advance written notice.

    Holiday Home Rules in Dubai

Short-term letting in Dubai is regulated. To let a furnished unit to guests as a holiday home, you need a licence from Dubai's Department of Economy and Tourism and a permit for each unit, or you can let through an operator that holds them. Permits must be renewed on time, and the unit, its classification and your conduct as a host must meet DET's standards.

Selling or Assigning Off-Plan Property Before Handover

Yes, you can usually sell an off-plan unit in Dubai before handover, but only with the developer's No Objection Certificate and on the terms of your sales and purchase agreement. The sale is then registered with the Dubai Land Department, which charges registration fees. This guide explains the developer's conditions, the steps, the fees, selling with a mortgage, how to price using official data, and the risks if no buyer appears.
