Golden Visa Eligibility Checker

Does your Dubai property, or the one you plan to buy, appear to meet the published criteria for the Golden Visa property route? The checker compares your answers with the criteria on official pages and tells you which ones your plans appear to meet, which they do not, and which need checking with the authority.

These are example figures, not quotes, typical prices or market rates. Replace them with your own.

A guide, not a decision

The result is a guide based on the answers you give and the official criteria listed on this page. The authorities decide every application. Nothing you type leaves your browser.

What you need

The checker covers property in Dubai.

  • The total purchase value of your Dubai property or properties, in AED.
  • Whether you own alone or jointly, and if jointly, the value of your own share.
  • Whether the property is ready, off-plan or a mix of both.
  • Whether the property is mortgaged.
  • Optional: your age, for the retiree route.

The three results

For each criterion, and overall, the checker gives one of three results:

  • Appears to meet the published criteria. Your answers match what the official pages state.
  • Does not appear to meet the criteria. Your answers fall short of a published condition.
  • Needs checking. The official pages leave the answer open for your situation, or sources differ. Confirm with the authority.

The checker never says that you are eligible. Only the issuing authority can decide.

Step 1: Value

The published minimum for the property route is AED 2 million, reached with one or more properties. If the total purchase value you enter is below it, the result is “does not appear to meet the criteria”.

Step 2: Ownership

If you own the property alone, this step passes. If you own it jointly, GDRFA Dubai says the applicant's own share must be worth at least AED 2 million, while the Dubai Land Department investor service describes a wholly owned property. Because the two differ, a large enough share gives “needs checking”. A smaller share does not appear to meet the criteria for this route, and the checker shows other routes instead. If you leave the share value empty, the result is also “needs checking”.

Step 3: Off-plan property

ICP’s guide allows off-plan units totalling at least AED 2 million bought from an approved local developer. The Dubai Land Department service, however, lists a title deed among its required documents. Because of that difference, an off-plan property, or a mix of ready and off-plan, always gives “needs checking”, subject to the issuing authority’s current requirements.

Step 4: Mortgaged property

Dubai has its own rule for a mortgaged property. In Dubai, a mortgaged property can qualify with a no objection certificate from the bank showing the amount paid. The amount you have paid matters, and official pages word the condition differently, so a mortgaged property always gives “needs checking”. Ask your bank for a letter showing the amount paid and the balance before you apply.

Step 5: Visa term

The published term for the property route is 10 years, as stated by ICP. The checker does not show the term in its result.

Step 6: Other routes

If the overall result is not “appears to meet”, the checker lists other routes that your answers may fit:

  • Retiree route. DLD’s retiree service applies to applicants 55 years or older with property worth at least AED 1 million. The checker lists it only if you enter your age. Other conditions apply, so check the DLD retiree service.
  • Property investor residence (Taskeen). DLD offers a two-year residence for property owners. Sole owners need no minimum value, and joint owners need a share worth at least AED 400,000. The checker lists it for a sole owner, or a joint owner whose share meets that minimum. The DLD service asks for a title deed, so it suits ready, registered property. See the DLD Taskeen service.

Step 7: Where you apply

If you are in the UAE, the Dubai property route runs through the DLD Golden Visa investor service. If you are outside the UAE, ICP offers an entry permit for real estate investor residency. The DLD service lists a passport, the title deed, a personal photo, and your Emirates ID and current residence permit if you have them.

Frequently asked questions

Does a positive result mean I will get a Golden Visa?

No. The checker only compares your answers with published criteria. The issuing authority decides every application, may ask for more documents and applies its current requirements, which can change.

Why does the checker say my case needs checking?

Some situations depend on details the official pages do not settle, such as off-plan units, mortgaged property or joint ownership. In those cases, confirm with the Dubai Land Department or ICP before you rely on the property for a visa.

Can I combine more than one property?

ICP says the property route can be met with one or more properties whose total value reaches AED 2 million. Enter the total purchase value, and check the ownership conditions for each property.
