Off-Plan Payment Plan Calculator

What will you pay, and when, under an off-plan payment plan? Enter the price and the plan exactly as the developer gives it, and the calculator turns it into a schedule with each instalment in AED, the running total and, if you choose, the DLD registration fee at booking.

These are example figures, not quotes, typical prices or market rates. Replace them with your own.

An estimate, not a quote

Results are estimates based on the figures you enter and the official rules listed on this page. Actual amounts are set by the Dubai Land Department, lenders and developers. Nothing you type leaves your browser.

What you need

  • The purchase price in AED.
  • The plan from the developer: the booking payment, each payment during construction, the payment on handover and any payments after handover, each as a share of the price.
  • Optional: the expected date or milestone of each payment, as given by the developer.

The calculator opens on an example plan so you can see how it works: 20% at booking, 40% during construction and 40% on handover. It is an illustration, not a typical or recommended plan. Clear the figures and enter the shares from your own offer.

Step 1: Enter the price

All payments are worked out from the price in the sales agreement. Example: AED 1,000,000. Use the exact price on your offer, not a rounded figure.

Step 2: Enter each payment

Add one row per payment, with a label, a stage (booking, during construction, on handover or after handover), a share of the price and, if you like, a date or milestone. Construction payments are often linked to milestones such as a stage of building work; enter them as the developer describes them. For payments after handover, add one row for each instalment.

Step 3: Check that the plan adds up

The shares must add up to the whole price. If they do not, the calculator warns you and shows the total of the shares you entered. Correct the plan before you rely on the schedule.

Step 4: Build the schedule

For each payment, the amount is the price multiplied by its share. The schedule lists each payment with its label, timing, share, amount in AED, the cumulative amount paid and the cumulative share of the price.

Step 5: Add the fees due at booking

When a developer sells an off-plan unit, the sale is registered in the interim register, often called Oqood. DLD lists the charges for registering the sale as 4% of the sale value (2% from the seller and 2% from the buyer), an AED 10 knowledge fee and an AED 10 innovation fee, and AED 1,000 when the developer registers the sale in Oqood itself. Officially 2% seller and 2% buyer, but DLD says the 4% is paid according to the seller-buyer agreement. For an off-plan sale, DLD says the buyer pays the whole fee to the developer, who registers the sale, so the calculator adds the whole percentage fee and the knowledge and innovation fees. Check your sales agreement. The calculator adds the fee at booking by default; you can switch this off. Any developer administration fee is not set by DLD, so enter it yourself if you have been quoted one.

The cash needed at booking is the booking payment plus these fees.

Step 6: See the totals

The calculator shows the cash due at booking, the total paid by handover (both including the fee, if you added it) and the total due after handover. If you plan to finance part of the price, note that for property bought off-plan the Central Bank cap is 50% of the property value, and a lender may apply a different cap at handover, so use the mortgage calculator to test it.

You can print the schedule or save it as a PDF from your browser.

Before you rely on the schedule

Construction milestones can move, so dates in the schedule are estimates. Payments go into the project escrow account, and you can follow progress in the Dubai REST app. For how plans work and what to ask, read off-plan payment plans explained and Oqood registration and DLD fees.

Frequently asked questions

Why are there no ready-made plans to choose from?

Payment plans differ by developer and project, and a preset could look like a typical market plan. You enter the shares from the plan you were offered, so the schedule reflects your purchase and nothing else.

Is a payment plan the same as a loan?

No. A payment plan is an agreement with the developer to pay the price in stages. Whether any extra charge applies, for example on post-handover payments, depends on the developer and is set out in the sales agreement, so read it before you sign.

What happens if I miss a payment?

The sales agreement and Dubai law set out the process. If a buyer stops paying, the developer may, after notice and depending on progress, keep up to 40% of the unit price if the project is 60% or more complete, or up to 25% if works have started but are below 60%. Plan a cash buffer and talk to the developer early if your situation changes.
