Many buyers ask whether a property purchase can support a UAE Golden Visa. The authorities publish criteria for the property route, and the answer depends on value, ownership, financing and the property's status. We review your plans against those published criteria and explain the official process, so you know what to check before you buy.

How it works
Review your plans
We look at the value, ownership, financing and status of the property you own or plan to buy, and compare them with the published criteria.
Flag what needs checking
Some cases need confirmation from the authority, such as off-plan units or mortgaged property. We tell you which points to confirm and where.
Prepare your documents
We give you a checklist from the official service pages, so your application is complete when you submit it.
Apply through the official channel
You apply through the Dubai Land Department or ICP service. The authorities decide every application.
What we do not do
We tell you where our role ends, so you know when to bring in a lawyer, a lender or a tax adviser.
We do not issue visas or decide applications. The issuing authorities decide, and we cannot promise an outcome.
We do not give immigration or legal advice. For complex cases, we suggest a licensed adviser.
You apply through the official channels yourself, and some steps, such as the medical examination at a service centre, need you in person.
Who decides
The UAE Golden Visa is issued by the authorities, not by a broker or a developer. ICP publishes the federal criteria in its Golden Residency guide, and in Dubai the property route is handled through the DLD Golden Visa investor service. Criteria can change, and official pages do not always say the same thing, so we always point you to the current service page.
Before you buy with a visa in mind, try our Golden Visa checker. It shows which published criteria your plans appear to meet and which need checking.
It may. The published criteria for the property route include a minimum value of AED 2 million, and a visa on this route is valid for 10 years. The issuing authority decides each application, and conditions apply to off-plan, joint and mortgaged property.
What if my property does not meet the criteria?
Other routes may fit. The DLD Taskeen service offers a two-year residence for property owners, with no minimum value for sole owners, while joint owners need a share worth at least AED 400,000. We explain the options and link you to the official service pages.
Can you help if I am outside the UAE?
Yes. We can review your plans and the criteria with you by phone or WhatsApp. If you are outside the UAE, ICP offers an entry permit for real estate investor residency, and the official pages explain the steps.

Owning UAE property above a value threshold set by the authorities may make you eligible to apply for the long-term UAE Golden Residency, subject to their criteria. Off-plan and mortgaged property can count under conditions. ICP and GDRFA Dubai decide every application. This guide explains eligibility, family sponsorship, how to apply in Dubai and how to keep the residency. Official pages differ in places, and we show where.
Besides the Golden Visa, Dubai has other residence routes linked to property: a shorter investor residence through DLD's Taskeen service with no minimum value for sole owners, and a retiree residence for older owners. Each has its own conditions, and the authorities decide every application. This guide compares the routes, explains joint ownership and lists how to apply. Each figure links to the official service page.
