Advice first
Buying off-plan is a long commitment that runs from booking through construction to handover. We think the right way to start is with a conversation about what you want the property to do for you, what you can afford over the whole payment plan and how long you can wait.
From there, our work follows a few principles:
- Data, not hype. We compare projects on official records and on the contract, not on brochures. For prices and rents, we use the Dubai Land Department’s own data.
- Transparency. We explain the risks of each option as clearly as its advantages, including the parts of a contract that work against you.
- Your decision. We give you what you need to decide, then leave the decision with you. There is no pressure to book, and no deadline from us.
- Your language. You can work with us in English, Arabic, Hindi, Gujarati, Tamil, Malayalam or Punjabi.
We work with 40+ developer partners and also advise on projects by other developers, including Emaar, Sobha, Nakheel, Meraas and Aldar. Whichever developer builds a project, we apply the same checks.
What we do not do
Some questions need a licensed specialist. We do not give:
- Legal advice. We can walk you through a sales and purchase agreement so you understand each clause, but advice on your legal rights comes from a lawyer licensed in the UAE.
- Tax advice. We explain where tax may arise, but your position in the UAE and in your home country is a matter for a tax adviser.
- Lending advice. We explain the Central Bank’s limits and how mortgages fit a payment plan, but lenders decide what they offer, and a licensed lender or adviser should advise on borrowing.
- Immigration advice. We explain the published criteria for residence through property, but the authorities decide every application.
When your question falls into one of these areas, we tell you and suggest the kind of professional to speak to.
