Buying a home before it is built is a big decision, and buyers deserve clear facts rather than sales pressure. That view shapes how we work.

• Data-led advice. We compare projects on official records, such as DLD’s project status and licensed developer lists, and on what the contract says. For prices and rents, we point you to the Dubai Land Department’s own data rather than quoting figures that go out of date.
• Transparency. We explain the risks of off-plan as plainly as its benefits, and we publish our guides so you can check our reasoning.
• Your decision. We give you the information, then respect your choice, including the choice not to buy.
• No pressure. No countdowns, no artificial scarcity and no deadlines from us.

Licensing and how to verify us

Dubai law sets the rule we follow. Brokers must be licensed and entered in the DLD Real Estate Brokers Register; registration number must appear in all correspondence. Our registration details appear in the footer of every page.

You do not need to take our word for it. Search for Next Reality Real Estate Brokers L.L.C on the Dubai Land Department’s licensed real estate brokerage companies service, or in the Dubai REST app. You can check individual brokers on DLD’s licensed real estate brokers service. We are licensed in Dubai only, and we advise on property in Dubai.

Our developer network

We work with 40+ developer partners in Dubai. We also advise on projects by Emaar, Sobha, Nakheel, Meraas and Aldar, which are not our partners. Whoever the developer is, every project goes through the same official checks: licence, project registration, escrow account and track record.

What we do not do

We give advice on buying off-plan property. We do not give legal, tax, lending or immigration advice. When your question needs a lawyer, a tax adviser, a lender or the immigration authorities, we tell you so and suggest the kind of professional to ask. We never ask you to pay for an off-plan unit anywhere other than the project’s escrow account.
