An off-plan payment plan spreads the price over months or years, and the fees and any mortgage add their own timing. We lay out every payment you would make, when it falls due and how the UAE mortgage rules affect the part you may want to finance.
A payment schedule for each option you are considering, built from the developer's plan and your own numbers.
An estimate of the total cost, including the DLD registration fee of 4% of the property value and other fees.
An explanation of the Central Bank loan-to-value caps, including the off-plan cap of 50% of the property value.
A check of how a loan would sit within the Central Bank debt burden limit.
A list of what lenders usually ask for, so you can prepare before handover.
How it works
Map the payment plan
We turn the developer's plan into dated amounts: booking, construction instalments, handover and any payments after handover.
Add the fees
We add the DLD registration fees for the sale and any fees that apply later, so you see the cash needed at each stage.
Explain the mortgage rules
If you plan to finance part of the price, we explain the loan-to-value caps, the debt burden rule and the maximum term of Max 25 years.
Prepare your next step
You choose a lender and apply to it yourself. We help you understand the rules, the documents and the timing, so you can compare offers with confidence.
What we do not do
We tell you where our role ends, so you know when to bring in a lawyer, a lender or a tax adviser.
We do not lend money, arrange loans or give lending advice. Each lender decides whether to lend and on what terms.
We do not recommend a specific bank or interest rate.
We do not give tax advice in the UAE or in your home country.
Why the timing matters
A payment plan can look affordable as a list of shares of the price, but your cash flow depends on dates. Construction-linked instalments move with progress on site, while handover and post-handover payments may fall at the same time as mortgage costs, service charges and furnishing. A dated schedule shows where the pressure points are.
If you stop paying, the consequences can be serious. Under Dubai law, depending on how far the project has progressed, the developer may keep up to 40% of the unit price if the project is 60% or more complete, or up to 25% if works have started but are below 60%. Plan for a buffer, and read the full cost of buying off-plan before you commit.
No. We explain the Central Bank rules, the fees and the timing, and help you prepare. You choose a lender and apply to it yourself, and the lender decides. The caps are maximums, so a lender may offer less.
Can I get a mortgage on an off-plan property?
For property bought off-plan, the Central Bank caps the loan at 50% of the property value, and lenders may set lower limits. Many buyers pay the developer's plan during construction and look at finance near handover. Ask the lender which cap it would apply to you.
Can you help if I am outside the UAE?
Yes. We can build your schedule and go through the rules by phone or WhatsApp. Non-resident lending depends on each bank's policy, so check its criteria early.

An off-plan payment plan is the developer's schedule for paying the price in instalments, written into your sales and purchase agreement. Instalments may be linked to construction stages, fixed dates or, in post-handover plans, run after you receive the keys. All payments towards the price go into the project's escrow account. This guide explains each structure, the costs at booking, mortgages and what happens if you miss a payment.
Buying off-plan in Dubai costs the price plus a Dubai Land Department registration fee, small DLD charges and, if you borrow, mortgage registration and bank fees. After handover you pay service charges. This guide lists each cost at booking, during construction, at handover and after, with the official fee pages, so you can budget before you sign. Every government figure links to its official source.
You can borrow against off-plan property in the UAE, but the Central Bank caps the loan at a lower share of the value than for ready homes, and banks release funds only as construction is confirmed. Some buyers pay the developer's plan from their own funds and take a mortgage at handover. This guide explains the limits, costs, documents and timing.
